Jim Mazzarelli is a Managing Director at TermStreet, responsible for structuring, sourcing and closing loans for the group’s clients.  Additionally, he holds a leadership position within our hotel affiliate.  Over the course of his 30 + years in commercial real estate, Jim has invested or managed over $5 billion in capital on behalf of institutional investors and high-net worth clients across a variety of transaction situations, deal structures and property types.

Prior to TermStreet , Mr. Mazzarelli was a founding partner of Genesis Real Estate Advisers, a commercial real estate advisory, leasing, property management and development firm serving institutional and private investment clients.  Prior to Genesis, Mr. Mazzarelli was a principal and managing director of Transwestern Investment Company’s $900 million high-yield debt subsidiary, Transwestern Realty Partners, a recognized leader in the market for mezzanine debt, where he led a team to source, structure and manage over $1 billion in mezzanine real estate loans from $5 to $50 million for domestic office, multifamily, retail, industrial, hotel and mixed-use properties.

Mr. Mazzarelli’s background in structured finance and subordinate debt traces back to the origins of his career at Mutual of New York (MONY), where he started as an analyst and advanced to become one of the team leaders credited with turning around MONY’s $5.6 billion real estate portfolio.  Mr. Mazzarelli later helped develop MONY’s successful high-yield mezzanine debt program, the genesis of what would become one of the industry’s first institutionally-sponsored mezzanine debt funds, the first in a series of successful subordinate debt funds.

Mr. Mazzarelli holds dual degrees from the University of Wisconsin, including an MS from Wisconsin’s real estate program, where he has served as an Advisory Board member and guest lecturer.  Mr. Mazzarelli has written and spoken in the past on the topic of structured finance and mezzanine debt and preferred equity and likes to say that both, properly structured and used in moderation, are fine.   Born in Kenosha, Wisconsin, Mr. Mazzarelli resides in Atlanta, Georgia, along with his three adult children.
